The ideal refinance returns all initial capital to partners while maintaining ownership-creating "infinite returns" and freeing capital for additional investments. When refinancing can't provide desired returns, selling becomes a consideration, though tax implications must be factored in. Short-term capital gains (properties sold within a year of purchase) are taxed at the investor's income tax rate. The most successful approach is asking "How can I help you?"
